Project Management

Design Management

Within our DM services we strive to engineer value without compromising on quality, whilst navigating the most efficient path through legislation and statutory approvals. Our experience providing DM services to contractors with tendering, ECI phase services and ‘Design and Construct’ contracts, means our consultants arrive at the most suitable design far earlier in the design process.

Contract Management

Our contract management services help to provide clear communication and scope within the contractor selection process. Realistic performance expectations coupled with well-defined success measurement systems, early risk identification and thorough reporting systems, ensure that programmes and budgets are achieved.

Building Consultancy

Greenwich projects draws upon our diverse range of expertise in construction, architecture, quantity surveying, contracts administration and planning to provide a holistic diagnosis of building defects and the development of practical and effective rectification solutions.

Our pragmatic approach to the resolution of common building defects, considers the perspectives of developer, contractor, sub-contractor, owner, professional practitioner and legal counsel, to establish the best solution for both contentious and non-contentious issues that arise on completed buildings.

Commercial Management

Greenwich Projects provides commercial and procurement services to clients, builders and subcontractors on a broad range of building projects. Our experience providing client side and builders’ QS services helps us to understand the distinctive requirements for both client groups.

We have an extensive network of contacts within the building industry which promotes our tendering and procurement abilities for clients. By harnessing this network, together with our highly qualified commercial management team and inhouse cost database, we can provide project-tailored solutions for our clients.


Commercial Management

Our commercial management team provide a complete range of services from inception to completion of a construction project in terms of estimating, tendering, commercial reporting, payments and contract administration. We assist with obtaining competitive market pricing, mange project risks and carry out value engineering and to identify potential opportunities.

Procurement

Procurement of suppliers and trades with adequate experience, capabilities and resources is vital for the success of a project. We provide procurement services including gathering EOI, contract and tender preparation and liaising with all parties in the tender. Our supply chain network knowledge provides us with a competitive advantage in terms of securing the best available company for the work.

Disputes Resolution

Disputes particularly regarding time, cost and quality are common in the construction industry. We assist clients with reviewing documentation and providing advice on disputes in accordance with the contract dispute resolution procedures. 

Quantity Surveying

 

Greenwich Projects provides both pre-tender and post-tender Quantity Surveying (QS) services for a wide range of building projects to clients such as developers, financial institutions, project managers, architects and engineers.

We assist clients with managing their risk and maximising their return on investment for construction projects and thereby attaining value for money. Pre Tender Services

Our pre-tender services cover all cost planning and estimating, from feasibility costing through to DA estimates and bills of quantities. We manage the development of all relevant documentation and evaluations in the pre-tender process and assist the client to establish a detailed design and realistic budget for the scope of works. We also specialise in offering value engineering and management to help identify pathways that achieve the lowest possible cost without compromising functionality. This is done in the early stages of the project and revisited upon the maturity of the design.

Tendering and Contract Advice

We help clients plan the most suitable tender approach for obtaining offers from contractors that are aligned with the project scale, complexity, design and programme. As part of the tender process we provide comparison and assessment of the offers and give advice on the best way forward. Our contract advice service helps to define the best form of contract that will meet unique project challenges. We assist in determining the contracts and delivery methods that clearly establish the roles of the different parties, whilst balancing risks to achieve optimal time, cost and quality over the project lifecycle.

Claims Management

We assess contractor’s progress claims by undertaking site visits and reviewing their claim to ensure it reflects the work done and contract requirements such as contract retention, materials claims, defects rectification, etc. Additionally, our cost and cashflow reports assist with identifying actual costs incurred to date, cost forecasting and comparison against the client’s budget. Variations, extension of time (EOT) and prolongation cost claims (by the contractor) can also be assessed for cost and contract compliance. We also provide assessment for insurance, acceleration, termination and other contractual claims.

Bank Finance

QS reports are prepared for clients according to the respective financial institution’s requirements to determine the commercial feasibility of a development.

Site inspections and progress claim assessments are also carried out on a monthly basis during the construction phase through to final completion.

Tax Depreciation

Property depreciation is a controllable expense that clients should manage effectively together with taxes in order to improve profit margins. We provide tax depreciation schedules for clients identifying relevant Division 40 (plant & equipment) and Division 43 (capital works) costs for new and existing buildings in line with the Tax Practitioners’ Board (TPB) and Australian Tax Office (ATO) requirements.

Life Cycle Costing

Greenwich Project conducts total lifecycle costs analysis of assets and building elements, including capital cost, operating, maintenance and disposal costs. Using our costing analysis, it can help to establish the best return on investment for clients over the lifecycle of a building. We also provide advice to facilities management clients for effective lifecycle cost management including variations assessment and value engineering services.
